Commission approves 112‑unit North Fork Townhomes with design commitments

The Advisory Plan Commission approved the North Fork Townhomes development plan review (PSDP‑26‑9), a 112‑unit attached‑single‑family project on County Road 300 North, after the developer agreed to several design and plan clarifications. Staff told the commission the site is zoned M‑2 for multifamily residential and that the proposal provides 54.3% open space, a clubhouse (about 1,000+ sq ft) with a fitness center, and a pickleball court. "They did meet the landscaping and lighting requirements," staff said, noting the final Wessler stormwater review arrived the day of the meeting.

Commissioners pressed the applicant on façade articulation, driveway lengths, and that open‑space and amenity details be visible on the site plan. Scott Noel of Brown Property Development said the project will provide color variation across buildings and that the developer will "commit to the wainscoting all the way around that first building" and to fence private backyards for each unit. Commissioner [speaker 11] moved approval with those added commitments and direction to add amenity detail to the site plan; the motion was seconded and carried by voice vote. Staff will require resolution of outstanding technical comments, stamping of construction plans by the director, and all standard permitting prior to construction.
