Developer outlines proposed Canes Midwest field house and campus; no financial ask presented

Card and Associates presented a high-level concept for an expanded Canes Midwest baseball campus anchored by a roughly 135,000-square-foot field house, additional diamonds, a championship field and 629 parking spaces. Dan Connors described the facility as multi-use, with three full-size basketball courts (translating to six volleyball courts), a mezzanine with a commercial kitchen, tenant space for health/therapy providers and programming intended to attract both local and out-of-town participants.

Connors said the project team has invested substantially in the site since acquiring it in 2023 and that the plan aims to be self-sustaining through program revenues, tournament tourism and potential grant sources (including REDI-type grants). He stressed that this appearance was introductory—"not here with any specific ask"—and invited feedback on public access, buffering, light and noise mitigation and community programming. Several council members and residents asked questions about public access, whether community leagues could use the fields, trail connections, and the developer's willingness to consider expanded buffering and public-hours programming.

Public commenters, including David Wyatt, criticized the lack of dollar figures in the packet and asked the developer to provide preliminary financial estimates in later presentations for transparency. Developers said they are still refining scope and financing and will return with a specific ask when ready.
