Planning staff recommends approval of replat for 1300 South Hatcher; commission forwards recommendation to city council

Planning Director Lisa Hannan entered the staff report and said, “So this is a re plat for 1300 South Hatcher Street,” describing a parcel a little over 0.25 acre at the corner of East Prince and South Street and a staff recommendation to approve case RP 26 dash 0 0 1 0 with conditions. Hannan told the commission the property can be platted under the Texas local government code and that several encroachment special exceptions for setbacks and a requested variance for a proposed carport will be considered by the Board of Adjustment at its July 20 meeting.
During the public-hearing portion, a commissioner asked about the age of the house and whether encroachments predated current setbacks; Hannan replied the house dated to 1957 and the encroachments have been in place. She also said staff notified 21 property owners by U.S. mail and had received no responses as of the June 30 posting of the agenda. After discussion the commission moved to recommend approval to city council with the staff-stated conditions. Commissioner Samer Mohammad moved for approval and the motion was seconded; the Chair called the vote and the motion carried. The recommendation is conditional on the Board of Adjustment approving the needed encroachment exceptions and any variance for the carport before the plat is recorded.
