The Hutto Planning and Zoning Commission unanimously approved the Meadowbrook Phase 1 final plat on June 2, clearing the way for recordation once outstanding coordination with parks is completed.
Planning Manager Forrest Williams presented the proposal as a 47.7‑acre Phase 1 within a PUD and PID adopted in 2024, describing 127 single‑family lots, 20 duplex lots, roughly 15 acres of passive parks and 4.6 acres of active park space and approximately nine acres of public right‑of‑way. Williams told the commission staff recommended approval while parks and the developer continue to resolve outstanding park‑related items.
Commissioners questioned traffic impacts along FM 1660 and whether a current traffic impact analysis (TIA) remained valid. The project engineer, Joe Lungaro of 512 Civil, told the commission a TIA was done as part of the preliminary plan and estimated it was completed around 2023. Commissioners asked staff to confirm TIA timing and whether an updated study or developer‑funded mitigation would be required; several members suggested a 90‑day checkpoint for park commitments. Vice Chair Wirtz moved to approve and the motion passed 7–0.
Staff said the approval is conditional on completing minor outstanding items and coordinating parkland dedications through the development agreement; recordation will occur only after staff confirms all checklist items are satisfied.
