Planning staff told commissioners the proposed lots meet minimum standards (51‑foot minimum lot width in this section, 25‑foot front and rear setbacks) and recommended approval contingent on compliance with Huber Heights Fire Department requirements; staff also noted the fire department requested larger hydrant symbols on the submitted plans so hydrant locations are clearer. No members of the public spoke on the application.
The motion to approve DDP 2609 was made, seconded and passed by a 4–0 roll‑call vote. Staff said they will inform the applicant, 4 Star USA Real Estate Group Inc., and move forward with next steps including plan revision and final engineering.
