The Huber Heights Planning Commission on Monday approved a detailed development plan from Carriage Trails Company LLC for Phase 2A of the Carriage Trails subdivision, a 26‑lot project north of Carriage Trails Parkway.
Planning staff recommended approval, noting the proposed lots meet the development standards for the area (setbacks of 25 feet and lot widths of 56, 60 and 65 feet in the subject section). "We recommend approval of the detailed development plan for Carriage Trails 2, section 20, phase 2A, with the condition that fire hydrant spacing be approved by the fire department prior to final plat submission," planning staff member Aaron Sorrell said.
Applicant Ken Conway told the commission the proposal is an add‑on to a recent phase and described sewer and stormwater constraints that shaped lot placement; he said the developer has closed 60 of 121 lots in an earlier phase and is moving quickly to keep pace with builders. Commissioner Thomas moved to approve the plan; the motion was seconded and the roll call was 4–0 in favor. Staff said the applicant will revise the plans and pursue zoning approval and final engineering review as next steps.
