The Planning & Zoning Commission approved preliminary plat application 004-2026 for a 4.338-acre site at 13009 Timothy Lane, staff said. Real Estate Group of America LLC proposes 17 single-family lots consistent with SF-6 zoning; staff told commissioners the lots generally meet dimensional standards (lots from about 6,098 to 8,276 square feet), the developer will plant about 82 trees, install 5-foot sidewalks within the subdivision and along Timothy, and construct an on-site detention pond maintained by an HOA. Staff also noted plans to replace the existing 2-inch water main with an 8-inch looped main and to install two fire hydrants.
During the public hearing the developer's representative, Lakisha Gartam, said the team "have no opposition to fencing the entire retention pond" and that the commercial parcel currently has no buyer but the developer hopes for a fast-food or sit-down restaurant. Geneva Olivares, another representative, said the subdivision will be gated with two access points (Mitchell and Timothy). Commissioners discussed including fence or controlled‑access language in the development agreement; staff said such details could be negotiated and included in final documents. The commission moved, seconded and approved the preliminary plat.
