Commissioners approve replat and subdivision variance for Cedar Park Town Center

The commission voted unanimously on July 21 to grant a subdivision variance and approve a final plat replat (Item C2, 2026-1-FP) affecting Lot 2, 2B and 2C in the Cedar Park Town Center subdivision.
Planner Cindy Schlanger explained the replat reconfigures the parcels into new lots (21A and 21B) and that Lot 21A will not have direct frontage to Central Park Drive. She said special conditions—northside drainage constraints and adjacent rail lines—make strict application of the frontage requirement an undue hardship and that staff found the variance meets the subdivision ordinance’s intent. Schlanger recommended approval of the variance and the final plat subject to conditions that required easements be recorded and that city‑owned property be conveyed prior to plat recordation.
Commissioner Schaeffer moved to approve the subdivision variance; the motion passed on a roll call vote. Commissioner Grama then moved to approve the final plat with conditions (easements recorded on the plat and conveyance of city property before recordation); that motion also passed unanimously.
Schlanger said staff had not received public comments on the item and that the replat must be in technical compliance prior to recordation. The approvals allow the applicant to proceed with the plat recordation process once the conditional items are satisfied.
