The draft also included a proposed minimum 30-foot build-to distance from property lines (a point flagged for further discussion and possible deletion), and a minimum 10-foot setback where C-2 properties abut residential zones. Rear yards are designated for service areas, loading, and utilities, with screening required to reduce impacts on adjacent properties.
Commissioners asked staff to reconcile the 30-foot suggestion with site-planning flexibility and to test the height/story limits against potential projects so the commission can evaluate whether the limits preserve small-town scale without unduly constraining viable development.
