Summary
The Board approved settlements reducing assessed values for a commercial property from $202,500 to $100,000 and a residential unit from $43,150 to $32,200; Solicitor Bill McConnell said many appeals followed the county’s first reassessment since 1971.

The Mercer County Board of Commissioners approved Resolution #2026-047 authorizing a settlement with the City of Farrell and Farrell Area School District to resolve a tax assessment appeal by GNW Properties, LLC for commercial property at 827 Sharon-New Castle Road, reducing the assessed value from $202,500.00 to $100,000.00. The motion was moved by Commissioner Finley and seconded by Dr. Coleman; vote recorded: Absent Commissioner McGonigle, Yes Commissioner Finley, Yes Dr. Coleman.
Separately, the Board approved Resolution #2026-048 settling an appeal filed by the Thomas E. Bayus Revocable Living Trust for residential property at 111 Clubhouse Circle, Unit 6B, lowering the assessed value from $43,150.00 to $32,200.00. Solicitor Bill McConnell commented that the county has seen a substantial number of commercial assessment appeals because the county had not had a property reassessment since 1971 and some appraisals have declined considerably.
