Doug Dillard, the applicant for variance V‑240007, told the Johns Creek Board of Zoning Appeals he and his family want to place the proposed detached garage toward the front of the lot but far from Medlock Bridge Road because of safety and noise.
"The lot is actually 665 feet long, so the garage will be located 250 feet from Medlock Bridge," Dillard said, adding that about 200 trees stand between the road and the proposed accessory structure and that the garage door would face the rear so it would not be visible from the road. He said the upstairs would be permitted as shell space for a future office or gym and that the family had not intended an in‑law suite to be occupied at this time.
Dillard also described buildable constraints he says limit placement options: Ag‑1 side setbacks of 25 feet on each side, a 75‑foot creek buffer in the rear, and a tapered lot shape. He told the board he had invested in architectural drawings but was pausing permit submissions pending the hearing outcome.
