Board rejects rezoning request for Courthouse‑area logistics site after resident safety concerns; CUP to be heard for existing B‑2 parcels

The Board of Supervisors voted 4–1 to disapprove rezoning case P‑26‑1, a request to rezone a remaining R‑1 parcel in the Dinwiddie Courthouse area to B‑2 Business General for use by AOE Truckfit Logistics. The rezoning and a related conditional‑use permit proposal drew extensive public comment from neighbors who cited narrow roads, bus stops, shallow wells, noise and conflicting information about truck counts and hours.
Resident Patricia Wood told the board she found county materials showing 50–75 truck movements per day and said that conflicted with statements from the applicant; she urged the board to follow the Planning Commission’s recommended denial of the CUP. "I just would prefer that this not be the type of business that would occupy this current location," Wood said during the hearing. The board later voted on a motion to disapprove the rezoning (four ayes, one no). Following that vote the board accepted staff advice to proceed with consideration of the conditional‑use permit for the three parcels already zoned B‑2, and staff read recommended conditions limiting hours, requiring screening and annual review.
