Johns Creek staff presented and the Planning Commission recommended integrating the city’s adopted Medlock Bridge/State Bridge revitalization plan into the 2018 comprehensive plan, a technical and policy update that clarifies future‑land‑use designations for a four‑corner commercial node.
Staff explained the amendment will add the revitalization plan as a supplemental document, update the future‑land‑use map to identify a high‑intensity mixed‑use designation for the Bridal/Medlock Crossing site, and revise text to limit new infill housing outside the high‑intensity area to single‑family detached homes at up to two units per acre and up to three stories. The revitalization plan had been funded and prepared with consultant Sizemore Group and was adopted by council on April 15, 2024; the comprehensive‑plan amendment will be transmitted to the Atlanta Regional Commission for recognition.
Commissioners asked questions about density boundaries and whether changes would apply broadly across the four corners; staff said the amendments are targeted (the Bridal/Medlock Crossing site is identified for potential mixed‑use) and language was crafted to avoid unintended extension of high‑intensity density to other corners. Chair moved to recommend acceptance of the amendment; the motion was seconded and the commission voted 7–0 to forward the amendment to Council and to ARC.
