Council approves SCUP for single-family home on McCabe Road; owner says he will retain most trees

The council approved a special conditional use permit allowing a single-family detached home on part of a 12-acre planned-unit development tract on the south side of McCabe Road.
Planning staff said the property's comprehensive-plan designation is low-density residential and that the request moves the previously approved home location to the southwest corner of the site. The Planning & Zoning Commission recommended approval 7-0, and staff recommended that the council grant the SCUP.
Applicant Michael Stone, who identified himself as the property owner, said he plans to retain about 6.8 acres and that the retained acreage would include most trees. "It's unlikely that we're gonna scrape the property," Stone said, adding that his preference is to keep trees and a wooded buffer along the property line.
Council members asked whether future development of the remaining 5 acres would require separate review; staff confirmed additional SCUP approvals would be needed for new development within the PUD. Council approved the requested SCUP by voice vote and adopted the ordinance (2026-5046).
The item passed with no recorded opposition; staff said conditions from prior approvals remain in force unless amended.
