Commissioners voted to approve PLAT20260006 (Elizondo addition), a replat of a 0.5-acre legal lot of record in La Porte’s Large Lot residential zoning district, subject to standard development-review committee comments and resubmittal requirements.
Planner Johnna Matthews told the commission the lot was originally created via meets-and-bounds in 1953 and is a legal lot of record despite not meeting the modern one-acre minimum for the Large Lot district. Staff recommended approval conditioned on resolving development-review comments; the applicant had already begun construction under a permit and staff said the owner may continue construction but cannot receive final inspections until the plat comments are resolved. "They are very much aware that they cannot get their final inspections until this plat is approved," Ryan Beatluk said of the applicant.
The commission approved the replat with the conditions set forth by staff and the development-review committee and instructed staff to ensure the applicant receives the outstanding comments and resubmits as required.
