The council reviewed Ordinance 20‑26‑26, an amendment to the previously adopted Spring Creek PUD that would rename the development to Centerra and alter architectural requirements. Planning staff said developer feedback and market conditions prompted a change: duplexes planned for Area B will be replaced with smaller single‑family lots, and a city requirement for two single‑car garage doors in that area would be replaced by a standard two‑car garage opening.
As a compromise, the developer agreed to minimum masonry requirements on front facades across the development and to require fiber‑cement siding rather than vinyl. Planning staff said the Spring Creek PUD was originally adopted in 2023 and later amended in April 2025; the planning commission forwarded the new amendment with a favorable recommendation. The council read the ordinance and set the item for second reading and a public hearing on August 10.
