Developers present detailed South Meadows (DeHart) specific plan emphasizing parks, paseos and mixed housing

Development representatives from the Gardner Group and Langvart Design Group presented the South Meadows (DeHart) specific-plan concept to council and the public. Presenters said the revised plan increases open space from about 8 acres in the older plan to roughly 34 acres, places two 5‑acre parks and a 4‑acre village-park near a proposed neighborhood retail village center, and uses a mix of product types to provide a range of housing choices. The plan places higher-density product types along the I‑15 corridor to buffer the interior, and retains or enhances a “park-to-park” paseo and a view corridor to the temple.

Several council members and residents applauded the design attention to open space, paseos and a neighborhood center; others raised concerns about the share of townhomes and potential traffic impacts at the 800 South interchange, urging staff and the developer to protect the temple view corridor, add more single-family lots in some locations, limit tall buildings near the corridor and coordinate with UDOT on interchange timing. Developers said buildout would be phased over years and retailers would follow rooftops; they also noted that some on-site amenities (clubhouse, playground, pool) are tied to development triggers and would be maintained by the city when appropriate.
