Commissioners approve County Line Crossroads preliminary plat after removing several conditions

Jefferson County commissioners approved the preliminary plat for County Line Crossroads (SUB25-0017) on March 9, authorizing a commercial subdivision of 63 lots across approximately 132.66 acres. Planning & Zoning had recommended approval 3–2 with 25 conditions; several conditions (numbers 10, 14, 15, 17, 19, and 20) were removed during board deliberation.
Milton Ollerton reviewed the conceptual proposal and noted conditions that remained for buffer design, access alignment, traffic mitigation, and city service equivalency. Two supporters, Jake Thompson and Ron Latham, urged flexibility on access limitations and city utility requirements, arguing those specifics can be difficult to guarantee at the preliminary stage. Mike Carter noted access-management standards and that the county cannot require city utilities.
Commissioner Clark moved to approve the preliminary plat with the amended conditions; Commissioner Young seconded and the motion passed unanimously by roll call. The board said traffic mitigation and city-service issues would be addressed during detailed design and development review rather than at the preliminary stage.
