The Greater Lowndes Planning Commission recommended approval of a rezoning that would change approximately 2.4 acres at 4909 Bemiss Road from R‑21 and R‑1 residential zoning to C‑G (General Commercial), allowing development of a child care learning facility.
Planner JD Dillard said the property lies in the Bemiss Corridor Overlay and Neighborhood Activity Center character area and that surrounding uses include religious facilities, single‑family homes, and nearby higher‑density residential and commercial development. Applicant representative Bill Kent told commissioners he is "working with the Department of Transportation regarding driveway access to the property." No members of the public spoke in opposition. Commissioner Calvin Graham moved to recommend approval with one condition restricting certain uses; Commissioner Ron Bythwood seconded and the motion carried 10‑0.
The commission’s recommendation includes a condition prohibiting alcohol package stores, clubs and meeting/event facilities. Buffering standards and Corridor Overlay requirements will apply when the site advances to permitting and site plan review.
