On May 26 the Greater Lowndes Planning Commission recommended approval of a Conditional Use Permit to allow a building contractor's office in an existing 4,265-square-foot commercial building at 1711 Ellis Drive.
Planner Amy Martin presented the request for La Catalina Properties of Georgia LLC. The site is in a Community Activity Center character area near Baytree Road and Gornto Road and is surrounded by commercial and service uses. Staff recommended approval provided the business operates primarily as an administrative office and that there be no outdoor storage, to avoid impacts associated with heavy equipment or material staging. Staff also recommended a two‑year expiration if a business license has not been submitted.
Applicant Lincy Hurtado said the office would be professional in nature with minimal traffic and about five business vehicles; materials would be subcontracted and not stored at the site. Commissioners moved to recommend approval with the recommended conditions; the motion passed and the recommendation will be forwarded to the city council for final action.
