Commission recommends conditional use for doublewide mobile home at 410 N. Barack Obama Blvd with conditions

The Greater Lowndes Planning Commission on May 26 recommended approval of a conditional use permit to allow a new 28'x64' (1,792-sf) doublewide, owner-occupied mobile home on a 0.30-acre vacant lot at 410 North Barack Obama Boulevard.

Planner Amy Martin told commissioners the site is in an Established Residential character area and noted the immediate block is dominated by conventional site-built homes; Martin said only one manufactured home is nearby at 613 Green Street (about 510 feet away). Staff concluded that a site-built or modular home would be more consistent with the block and recommended those alternatives to the applicant. The applicant, LaToyana Speed, said she intends to occupy the home and is finalizing installation plans; commissioners discussed orientation, setbacks and whether the home could be moved farther back on the lot to meet setbacks.

Commissioners voted to recommend approval with two conditions, including a two-year expiration if a business license or required permits are not obtained and an increased front-yard setback (commission discussion suggested a 50-foot yard frontage condition). The recommendation is advisory; final approval will be made by the applicable local member government at a public hearing.
