Planning commission recommends rezoning of four US Hwy 41 parcels to allow suburban homesites

The Greater Lowndes Planning Commission on May 26 recommended approval of a rezoning that would convert four parcels (totaling 1.35 acres) along US Highway 41 South in Lake Park from C-H (Highway Commercial) to R-10 (Suburban Density Residential).
Planner JD Dillard told commissioners the parcels have frontage on US Hwy 41 S and local roads, sit within the Urban Service Area and Community Activity Center character areas, and lack wetlands. Dillard said the Technical Review Committee and staff evaluated neighboring land uses, lot sizes and zoning patterns, utility availability, and potential environmental impacts and concluded R-10 is appropriate for the site.
A resident speaking in favor, Bill Nijem, said there would be a “shared access road located off of Cannon Drive” and that the proposed homes would face inward rather than toward the highway. Commissioners noted adjacent properties to the north and east are already zoned R-10 and that a planned Lowndes County Fire Rescue Station is sited to the south. Commissioner Calvin Graham moved to recommend approval; Commissioner Vicki Rountree seconded. The recommendation passed with six votes in favor, none opposed; Commissioner Brian Touchton was recorded as recused.
