The Planning & Zoning Commission voted unanimously (6–0) to approve a PD amendment allowing a gas station with convenience store at the southwest corner of West Main Street and the US 67 service road. Staff described the 1.7-acre site and recommended approval of landscaping and signage variances; staff suggested limiting parking to 41 spaces with nine spaces set aside as a truck bay for deliveries.
During questions, commissioners and staff discussed truck-bay placement and whether diesel turn lanes or additional deceleration lanes were required; staff noted existing deceleration lanes at the site and recommended parking be re-striped to accommodate deliveries. The applicant's representative explained operational reasons for up to 50 spaces but agreed to modify circulation so deliveries would use a designated truck bay away from the building. "We would like to keep the spaces at 50," the applicant said, noting convenience and safety tradeoffs; commissioners approved the project with a modification to place the truck/loading area on the far side (away from the building).
