Representative counsel said the proposal replaces parking-lot impervious area and yields a net increase in green space of about 5,000 square feet. Lindsey Brailinger, the civil engineer on the project, told the board the submitted queuing design exceeds typical stacking demand and that no new parking‑lot lighting is proposed beyond canopy and building lighting. Supervisor Mike Kiesak moved to approve the plan with conditions requiring full compliance with the subdivision and land‑development ordinance and resolution of remaining review comments; motion carried 5–0.
The approval is conditioned on addressing outstanding review comments and meeting stormwater management requirements under the township code. Staff said final engineering comments must be cleared and any agreed waivers recorded before construction permits issue.
