The Planning and Zoning Commission voted 5–0 to approve a detailed site plan for Main Street Town Crossing Phase 2 (PD171), which proposes a roughly 140,000‑square‑foot single‑tenant retail anchor with 498 parking spaces and truck/loading areas. Staff recommended approval of the site plan and the facade articulation variance but opposed a requested variance reducing driveway spacing from the city’s 200‑foot standard to 134 feet.
Developer John Weber told the commission the design strives for a "main street theme" and that the team has worked with the corporate architect to "add articulation" and match brick and colors used on adjacent retail. Staff raised traffic and driveway spacing concerns; Weber and the applicant said the proposed truck route and a protective masonry wall would reduce impacts and offered signage to discourage customer use of the truck entry. Commissioners asked about traffic flow and canopy renderings; the applicant agreed to consider additional signage and landscaping. The motion to approve the site plan with the requested variances (except driveway spacing, which staff opposed) passed 5–0.
