Council approves amendment to PD‑185 allowing reduced roof pitch for part of new homes

The Midlothian City Council on March 10 approved an ordinance amending development regulations in Plan Development District (PD) 185 to permit a reduced primary roof pitch on a portion of single‑family residences.
Senior planner Daniel Humbert told the council the change would allow a reduced roof pitch “from 6 to 12 to 4 to 12” on up to 35% of architecturally appropriate homes in the 448.37‑acre PD and said public notices were sent to property owners within 200 feet and staff received no objections. Humbert said the planning and zoning commission unanimously recommended approval to staff and staff also recommended the amendment. Council approved the ordinance 5–1.
The ordinance affects design standards for the PD and, according to staff, will not change surrounding land‑use compatibility or the comprehensive plan designation. Council members had no substantive amendments during the hearing. The ordinance took effect following the council vote.
