The Planning Commission approved a variance (VNO01-2026) allowing a retaining wall up to 9 feet in height along the property line of Mosaic Commerce Center Phase 3 where slopes meet Interstate 15.
John Sullivan, speaking for Mosaic Commerce Center, explained that the site’s slope requires areas of retaining wall that reach 9 feet and that the design includes a three-foot decorative screen wall plus three feet of wrought iron. Staff recommended approval subject to conditions and Sullivan said the proposed screen wall would match adjacent split-face industrial center materials. With no public opposition, the commission moved and approved the variance with staff conditions.
Sullivan noted the project is nearing implementation for hotels and supporting uses and that building permits are advancing; staff and applicant said the screen-wall details and decorative materials will be finalized in plan review.
