Applicant representative Zachary Katz described the requested use and dimensions: "The proposed convenience store is 5,304 square feet, has a height of 25 feet," and the fuel canopy will include multiple pump islands and truck fueling lanes. Katz said his client would like to proceed with the original site plan for escrow reasons but acknowledged they could accept staff review.
Commissioners discussed whether the original plan could be approved and what would happen if the applicant later sought to change plans; staff said any change would require a new application and fees. Commissioner Menzies moved approval of the original site plan with staff conditions, and the commission approved the motion. Staff noted that if the applicant later changes to the revised plan, the applicant would need to reapply and undergo full review, including traffic and public-works sign-off.
