Brown told the commission the team removed a requested stormwater waiver after confirming they can meet the township’s stormwater requirements and proposed a fee‑in‑lieu for sidewalks. “We will comply with the stormwater requirements,” Brown said.
Federal Realty’s Adam Hendricks (speaker 17) told the commission the landlord can work through necessary traffic‑signal easements and will cooperate with PennDOT while the applicant proceeds with construction; he asked the board to allow construction to continue while administrative easement issues are resolved. TPD traffic consultant Pete Spizak (speaker 18) summarized the traffic impact study and concluded the proposal adds “about 2 new trips in the PM peak hour” and does not require signal timing changes.
The commission conditioned its recommendation on: (1) resolving items in the township engineers’ review letters (Remington & Vernick; Pennoni; Environmental Advisory Committee; fire marshal comments), (2) addressing items 4 and 16 in the traffic‑engineering letter (easements and ADA pedestrian poles), and (3) compliance with any Bucks County Planning Commission comments. The motion to recommend approval passed by voice vote with no recorded opposition. The recommendation will go to the Board of Supervisors.
