The Prosper Planning and Zoning Commission voted 6-0 to approve the primary site plan for First Street Business Park, a multi-building office/warehouse park comprising five buildings with associated parking and phased construction.
Town staff introduced the plan and described building sizes and phasing. The applicant, Will Munninger of Cro Holdings, said the buildings are designed as single-story office-warehouse units with screened trailer parking at the rear and architectural treatment to present office faces toward public ways. "These are generally smaller users that are not used big users of semi trucks," Munninger said, adding that the development is "very common in the Northern DFW suburbs" and that the project's traffic-impact analysis is nearly final.
Commissioners asked detailed questions about open-space calculations, setback and screening requirements for the parcel along the tollway, and how truck loading and trailer parking would be buffered from public view. Broker Rex Glendening noted sizeable drainage constraints around the site and estimated roughly 6.5 acres of drainage channel and easements that shape what uses are feasible on the property, saying the drainage work has required substantial coordination with town staff and engineers.
After discussion the commission voted to approve the item. The approval confirms the site's compliance with applicable zoning and development standards but commissioners requested follow-up verification of landscape and open-space calculations as the project moves into subsequent engineering and permitting steps.
Next steps: the applicant will continue final engineering and staff review before building permits are issued.
