The Planning Commission voted 10‑0 to approve a rezoning (REZ 2025‑11) for a property at the southeast corner of 175th Street and Kenneth Road to R1A (small‑lot single‑family) after staff said a portion of the site is ungradable and the change allows the developer to reconfigure lots.
Staff told commissioners the area had previously carried a commercial hub designation in older studies, but the requested R1A zoning is appropriate to create slightly smaller lots (many about 60 feet) and retain comparable residential character. Tim Tucker of Phelps Engineering, the applicant, said some eastern portions drain toward Missouri and will be used for open space and detention. With no public speakers, the commission approved the rezoning without stipulations.
