At a public hearing, staff presented a request by Grama Consulting on behalf of Jorge Chavez to rezone Lot 7, Block 22 of the Homestead Addition (600 North Dallas Street) from a commercial district to SF‑3 (single‑family dwelling). Staff said the parcel is currently vacant, surrounding parcels to the north, south and west are commercial and properties to the east are multifamily; staff noted the Tall City Tomorrow comprehensive plan designates the site as urban medium and recommended approval.
Staff also flagged a corner‑lot special exception: "It is a corner lot. Therefore, it does require, 55 on width for the measurement of the lot itself," staff said, explaining a 5‑foot width variance is required; both the special exception and the zone change are scheduled for City Council on April 14 and are conditioned on one another. No members of the public spoke in favor or opposition; a motion to approve carried 7‑0.
