Council adopts lot-coverage rules for commercial mixed-use districts to support Lee Road plan

On third reading, Shaker Heights City Council adopted amendments to add lot-coverage regulations in the commercial mixed-use (CM1/CM2/CM3) zoning districts. Planning Director Braverman said the change requires a minimum building lot coverage of 25% and was intended to advance prior ordinances and the Lee Road action plan to create compact, walkable, pedestrian- and transit-oriented commercial districts.
There was no public comment during the hearing. The motion to adopt, introduced by Councilmember Carmela Williams and seconded by a colleague, passed on a roll-call vote with all present members voting "Aye." The measure corrects an omission from prior CM-district ordinances and helps align zoning with the Lee Road redevelopment strategy.
