Town staff presented and the Prosper Planning and Zoning Commission approved a specific‑use permit request for a 6,875‑square‑foot accessory building/guest house in Whispering Farms, Phase 2. Staff said the zoning (PD5) permits detached accessory structures but that the SUP is required for any accessory building larger than 4,000 square feet; the lot is about five acres and the homeowners association has submitted a letter of support.
"For accessory buildings in excess of 4,000 square feet a specific use permit is required per zoning ordinance," staff told the commission, noting the lot size and compatibility with surrounding planned development. Staff also advised that the matter will be scheduled for town council on March 10. No members of the public spoke at the public hearing. Commissioner Carson moved to approve item 6; the motion was seconded and carried 5–0.
