Staff (Mr. Nelson) described the site and noted the applicant agreed to plant additional trees along 159th Street to meet city street‑tree requirements. "We asked the applicant if they would be in agreement to that and they agreed," Nelson said. He recommended approval of SUP2025‑26 with stipulations A and B.
During the public hearing multiple nearby residents told the commission that existing traffic conditions make exiting their neighborhood difficult during peak school pick‑up and drop‑off and urged the city to consider median modifications or other traffic engineering solutions. "When that development was put in ... we only have 1 way in, 1 way out," one resident said. Another described near‑misses involving pedestrians and children.
Commissioners and staff advised residents to file an OP CARES ticket so Public Works can evaluate the traffic and crashes at the location. Commissioners also discussed adding a stipulation requiring continued staff discussions with the applicant regarding landscaping along both the north and east property lines; the applicant indicated agreement. The final motion approved the 30‑year renewal and added stipulation C directing staff and applicant to continue working on a landscaping plan; the vote passed 8–0.
What happens next: The renewal will go to City Council on April 6. Staff recommended neighborhood members submit OP CARES tickets for detailed traffic evaluation, and the city will continue discussions with the applicant about additional trees.
