The Planning Commission on Jan. 12 approved a rezoning and mixed-use plan at the northwest corner of 115th Street and Hall Avenue (REZ‑2025‑13), passing the motion 9–0. Staff said the request moves a CB‑2 business district line and establishes an MXD plan that will support roughly 838 residential units across three buildings with retail and office square footage spread across the site.
Planner Mr. Gooch summarized the project’s land-use mix, noting proposed residential units, shared retail and office space and that required parking will be reviewed later at the time of final development plans. "There's a total of 838 units between these three buildings," Gooch said, and staff confirmed that parking requirements will be examined when tenants are known.
Patrick Reuter of Clover Architects represented the applicant and confirmed agreement with stipulations A through S. A member of the public, Tanner Neighbors, offered brief support at the public hearing, calling the design "tasteful." The commission moved and approved REZ‑2025‑13 subject to the listed stipulations; the item will go to City Council on Feb. 2, 2026.
