The Chamblee City Council approved a package of variances and waivers for PZ20251537, a multi-parcel development on Chamblee–Dunwoody Road (3527, 3535, 3543 and 3553). Key approvals and conditions include: increasing the share of units above 800 square feet for certain building types; requiring the development to be built substantially in conformity with the site plan received by the Planning and Development Department on 08/05/2025; limiting the leasing office to no more than 1,000 square feet; installing public-art screening on the west side of the parking structure (final design and materials to be approved by the Public Arts Commission, including opacity and coverage); adding balconies on the south elevation to match other façades; adding short-term bicycle racks; and restricting interparcel access width to accommodate no more than a full-size SUV.
During discussion a council member asked whether the public-art design approval should include materials as well as look; another speaker suggested specifying material if desired. Council members accepted a friendly amendment to explicitly include material and coverage (opacity) under the Public Arts Commission's approval authority. The motion and subsequent clarifying amendments were accepted and the council voted in favor.
