The Planning and Zoning Commission approved a preliminary plat for the Pecan Ridge property at 606 US Highway 80 and instructed that the final plat include a note specifying that the approximately 21-acre southern tract within the Long Creek 100-year floodplain is limited from future development.
Staff described the plat as a ministerial function when it meets town requirements and said the plat will conform to the Texas Local Government Code, the town’s UDO and engineering design standards. Commissioners agreed language noting the no-development restriction and prohibition on floodplain alteration should be recorded on the final plat and in county records.
A motion to approve the preliminary plat with that note, and to require no alteration to the floodplain, passed unanimously.
