Chamblee housing team outlines GIC-backed strategy to expand affordable units

Blake Dodd, Chamblee’s special projects manager and leader of the affordable housing team, told council the city will graduate from the Georgia Initiative for Community Housing (GIC) community program this fall after formalizing its housing plan. Dodd reviewed a chronology of housing in Chamblee, existing affordable projects and next steps that include UDO updates, a Dresden small-area plan already completed, an inventory of naturally occurring affordable housing and incentives for transit-oriented development.
"We issued a low income housing tax credit letter support for Mercy Housing to get their senior residences refreshed," Dodd said, describing both preservation work and new development interest. He noted constraints — limited developable land in the city — but said multiple developers have expressed interest in building affordable housing in Chamblee and staff are pursuing LIHTC cycles and regional partnerships.
Council and staff discussed implementation priorities that include creating policy recommendations for the comprehensive-plan and UDO updates, expanding missing-middle ownership opportunities, and preserving existing affordable units to allow seniors and first-time buyers to remain in the city.
