Avon BZBA tables one application and approves four variances; resident voices drainage concerns

The Avon Board of Zoning and Building Appeals on Jan. 7 tabled the Garland New Homes driveway-in-storm-easement request to the Feb. 4 meeting and approved four other variances on the evening's agenda.
Votes recorded in the minutes: the Garland New Homes item was tabled (motion by Schatschneider, second by Hricovec; 'AYES' all). The Drees Homes driveway-in-easement variance for 2933 Woodstone Lane was approved unanimously. The Chester Road Partners (Petros Homes) 45-unit variance for a 121-unit multi-family project passed 3–2 (Bulger yes; Hricovec no; Miller yes; Schatschneider no; Ladegaard yes). The JFL Enterprises parking variance at 35520 Schneider Court (32 spaces proposed, 39 land-banked) was approved unanimously as a 26-space variance. The larger MTA request for a 150,000 sq. ft. warehouse at 35510 Schneider Court was approved as a 63-space variance after negotiations about land-banked parking, emergency access and wetlands mitigation. During public comment Claire Pressler (adjacent property owner at 35666 Schneider Court) asked that drainage be directed north, retention ponds be used to mitigate flows, the boundary ditch be deepened for better flow, and drainage pipes be regularly checked; staff provided site plans and referred her to the city engineer for technical follow-up. The meeting adjourned at 7:28 p.m.
