The Englewood Administrative Board for Planning and Zoning Appeals on March 4, 2026 voted to table Rezoning Application 26-01, a proposal by Maronda Homes to rezone about 72.8 acres at 3709 W. National Rd from R-1 (Single-Family Residential) to Special Planned Unit Development (S-PUD) to allow construction of 162 single-family homes. The board set the item for reconsideration at its April 1, 2026 meeting to give the developer additional time to revise plans.
Development Director William Singer presented the staff report and recommendation during the public hearing. Applicants Brian Hoesl of Maronda Homes and Kristi Marchal of Choice One Engineering were present to describe the project and answer questions. Several nearby residents spoke in opposition, specifically raising concerns about existing and future drainage and flooding risk, increased traffic on West National Road, the anticipated multi-year construction period, how new lot sizes would fit with adjacent neighborhoods (Carriage Trail to the east and Windpointe to the west), and continuity with surrounding homes. The Land Use Plan identifies the site for low-density residential use; the applicant proposes a Special PUD that would allow a different lot pattern and development standards than the current R-1 zoning.
After closing the public hearing and asking follow-up questions of staff and the applicant, Commissioner Brent Fisher moved to table the application to the April 1 meeting so the developer could revise the submissions; President Karen Strider-liames seconded. The vote was recorded as Mr. Bankston—yea; Mrs. Strider-liames—yea; Mr. Gough—yea, and the motion to table carried. No final decision on rezoning was made at the March 4 meeting. The application remains pending and will return to the Board for further review on April 1, 2026 unless the applicant withdraws it.
