The Tabiona Town Council voted to table a developer’s rezoning request after the town attorney recommended clarifying the community’s R8 residential ordinance to specify whether multifamily rental units are allowed.
"We're gonna address this code in the coming month," Mayor (S1) said, describing a two-step process: amend the ordinance language, publish notice and hold public hearings. The attorney advised proposing the rezone in June and returning for a final decision in July so the town can post required notices and hold two public hearings.
Council members debated whether existing language that references “condos and townhomes” covers rental multifamily housing and raised practical concerns about parking, minimum lot sizes and emergency access. "If it's not mandated that the parking has to be on that property, the overflow goes out onto the street," a committee member (S2) said, urging specific parking requirements for denser developments.
A motion by committee member (S3) to table the item until the June meeting passed by voice vote, allowing staff and the town attorney time to draft clearer ordinance language and schedule the required public hearings. The council will revisit the item after those steps are complete.
