The Tabiona Town Council voted to table consideration of a rezoning request that would change property from agricultural to R8 residential zoning, after residents and council members urged the town to clarify its ordinance language first. "That's what the lawyer recommended us, but it's up to you guys to make a vote to move forward that way," the mayor said in explaining the attorney's advice to amend the ordinance before approving any rezone.
Residents and council members raised a range of practical concerns about allowing multifamily development in the town. One participant noted that other small jurisdictions typically require about 0.5 acres for duplex or fourplex units and emphasized the need for on-site parking and emergency-vehicle turnaround. "If it's not mandated that the parking has to be on that property, the overflow goes out onto the street," a resident said, warning of spillover into neighboring yards.
Council members described the procedural steps the town must follow. Staff explained that the ordinance wording must be approved in a public meeting, a proposed rezone would then be noticed for a public hearing (anticipated in June), and final action would follow in July. To allow time for revised ordinance language and public notice, Committee member (speaker 3) moved that the council table the issue until the June meeting; the motion passed with the council recording 'Aye' votes.
The council left the matter open for more study and legal review and said it will post the amended ordinance language for public comment prior to the next hearing.
