ADR tells 325 Upper Toyon team to prioritize setbacks and include two covered spaces
Summary
Architect Greg Godsey presented a conceptual lot‑line adjustment and two new buildings; ADR asked the applicant to prioritize pulling two‑story massing out of the north setback, to provide two covered parking spaces (or swap FAR via an ADU) and to return with a plan that balances FAR/setback tradeoffs while preserving screening for a north neighbor.

Architect Greg Godsey asked the ADR to consider a lot‑line adjustment and a two‑building concept (a main house plus a small gym). The team proposed pulling the two‑story corner back to meet the 25‑foot north setback where possible and adding vegetative and architectural screening to block views toward the north neighbor. Godsey explained that covered parking in the courtyard area would push the project into more stringent FAR/setback calculations; the team asked for guidance whether ADR would support uncovered parking in exchange for keeping a more compact, well‑designed building.
Members generally supported the design moves that pulled two‑story mass away from the north neighbor and asked for two covered parking spaces to be incorporated or for an explicit FAR trade such as converting the gym into an ADU so the parking requirement can be satisfied without increasing visible bulk. One common direction: return with a formal plan that shows two covered spaces, a planting/screening plan and the chosen strategy for FAR versus setbacks. The ADR noted that the gym proposal as revised complied with setbacks and that a detailed parking and setback diagram should accompany any formal application.
