Resident objects to AHZ rezoning, says parcel shows two homes and 'does not qualify'

During the public-comment portion of the Jan. 15 Box Elder County Planning Commission meeting, resident Dennis Patterson raised concerns about the commission's handling of Z25-016, the pending rezoning of a 5.50-acre parcel in the Corinne area.
Patterson said materials presented at the prior meeting "show he has people living there" and that last month seven people, including the owner, stated there are two homes on the property. He told commissioners: "At 5.5 acres it does not qualify for the AHZ." Patterson said he was "disappointed that his neighbors have to live next to a crappy looking mobile home that probably cost 1000 bucks parked in the driveway," and warned that approving the rezoning could set a precedent that applicants need not meet a five-acre expectation.
The commission had already forwarded a recommendation of approval for Z25-016 during the meeting; the clerk's office had been read as confirming the parcel is within an existing Agriculture Protection Area, and staff and the county attorney advised the commission that review and recommendation were permissible. The transcript does not show a direct response to Patterson's comments at the meeting.
Patterson's claims raise a factual question about how many residences are present on the parcel and whether the parcel meets AHZ criteria; the planning record and county property records would need to be checked to verify his assertions.
