Commissioners approve rezoning to allow SCS Transmission Services operations at West Stagecoach Trail

The Board approved a rezoning on Jan. 20 to allow continued business operations at 1032 West Stagecoach Trail, the former Upper Cleveland Volunteer Fire and Rescue Squad site just outside municipal limits.
Planning Director Chris Martin explained the request to rezone parcel 72694 (4.76 acres) from Residential (R) to General Business–Conditional Use (GB‑CU). The property lies on Highway 182 (West Stagecoach Trail) in an area the county Land Use Plan designates as Secondary Growth, which contemplates commercial uses along arterial corridors. The applicant, Justin Workman of SCS Transmission Services, said the company has operated on the site since October under a lease with an option to purchase and that the purchase is contingent on approval of the rezoning. He told commissioners the existing 7,000‑square‑foot building will be used as-is for office, training and shop space and that no major site expansions are proposed.
The Planning Board had unanimously recommended approval, finding the conditional use compatible with surrounding land uses. After hearing the staff presentation and the applicant’s comments, the Board voted unanimously to approve rezoning parcel 72694 to GB‑CU on a motion by Commissioner Deb Hardin, seconded by Commissioner Johnny Hutchins.
