The Board heard an initial presentation on a two‑lot subdivision for Lands of Grzechowski (project 26‑11) but agreed that title and right‑of‑way questions must be resolved before scheduling a Public Hearing.
Engineer Jonathan Millen said his review found the filed subdivision map and deed descriptions do not clearly identify who owns McDonald Drive, a private road, and that the water lateral serving an existing structure may cross an unclear tax parcel. Millen said he would request a title report and amend plans to show driveway widths, tree preservation details and septic/perc information. Pat Hines asked that a hydraulic analysis of the water main and pressure at the house be provided, and suggested an easement could resolve water‑line crossing concerns. An attendee who identified himself only as Eric said the Dolye family had historically owned the road, but Millen and Board counsel said the filed map and deeds are inconclusive.
The Board agreed to pause scheduling of a Public Hearing until the applicant provides a title search, clarifies the right‑of‑way ownership or records an easement, and resolves water‑lateral and septic concerns. Staff and the applicant will coordinate with the Town attorney and return when the documentation is complete.
