Dorset design panel tables Dorset Properties application for door relocation, window replacements and ADA ramp

Kit Wallace, chair of the Dorset Design Review Committee, said the committee would not recommend approval until the applicant provided additional technical and design information. The committee met on Dec. 16 to review an application from Dorset Properties, LLC to relocate a porch door facing Route 30, replace several deteriorated windows with matching units and add an ADA-compliant ramp at the building’s south end.

The applicant, contractor Andrew Chila, described structural issues discovered after purchase and said he would replace old windows and relocate the porch door to accommodate interior plan changes. The committee emphasized that replacement windows must match the district’s character: double-hung, 6-over-6 units with permanent muntins. "We need the model of the window that Miles is recommending," Wallace said, noting the vendor information had not arrived in time for the meeting. Chila said he had requested the model number but had not received it.

Committee members also probed accessibility and design details. Members questioned whether the south entrance would fit a wheelchair: Chila said the existing door is 34 inches and the committee noted a typical ADA clear opening is 36 inches, asking for measurements and confirmation whether the door must be widened. Wallace criticized the proposed ramp aesthetics, saying it "looks like 2x4s" and "looks chunky and homemade," and asked that posts and balustrades be thinner and consistent with village character. Chila said he would have his architect produce revised ramp drawings.

The committee reviewed applicable Design Review bylaws, citing requirements that replacement windows be wood or high-quality vinyl/metal clad and have permanent muntins (2203L.3.e/f), that the main entrance be clearly denoted and incorporate significant design elements (2203L.4.a–c), and that posts and balustrades be consistent with the building style (2203L.5.d). With those materials outstanding, Member Artie Gottlieb moved to table the application until the requested materials are supplied; Member Lindy Bowden seconded, the motion passed unanimously. The applicant said he expected to submit the information by the January meeting; the committee will re-consider the application after receiving the drawings and specifications.

Next steps: the applicant will submit window specifications, ramp plans, and door measurements for the committee to review at its January meeting.
