Commission recommends approval of revised Bedi Shell Station site plan with frontage conditions

Commissioners reviewed an updated site plan for the proposed Bedi Shell Station at the intersection of Highway 51 and Sowell Road and recommended approval with specific frontage conditions on June 23, 2026.
Caine Dearman told the commission the project previously received conditional-use and site-plan approval from the Mayor and Board of Aldermen in 2023 and that construction had started but paused; slab and rough-in plumbing remain on site. Mr. Dearman said revisions include removal of the canopy that previously connected pumps to the building, pumps located on the west side (east-facing Hwy 51), a 5,200-square-foot convenience-store space, a 3,000-square-foot restaurant space and a 1,500-square-foot restaurant space, and increased parking compared with the earlier approval.
The Commission voted unanimously to recommend approval subject to conditions requiring removal of stone insets, ensuring 30% glass on the building frontage, and matching the front of the building with a rear trellis/gable. Commissioner Kayce Saik moved the recommendation; Commissioner Phillips King seconded and the motion passed unanimously. The recommendation will be forwarded to the Mayor and Board of Aldermen for final action.
