The Riverside City Council approved entitlements for the Iron Lofts mixed‑use development, a 7.03‑acre project on the city’s East Side that includes adaptive reuse of the historic Barley Mills building.
Senior planner Judy Eguez described the site’s brownfield history (former Riverside Scrap and Metal with above‑ and below‑ground fuel/oil tanks), the approved DTSC response plan for soil remediation, and project components: roughly 300 residential units across multiple buildings (a four‑story building and two‑story townhomes), nine live‑work units fronting Mission Inn Avenue, 388 parking spaces, and about 19,650 square feet of common open space including courtyards, terraces and a dog park commemorating the former Soda Works building. Eguez said the Cultural Heritage Board and Planning Commission recommended approval and staff proposed a mitigated negative declaration and conditions of approval.
Councilmembers praised the design compatibility with the historic district and the project’s role in activating a previously industrial/underused area near job hubs and transit. Council voted unanimously to approve the project and associated General Plan, specific plan and zoning amendments.
